Whether you are building on land you already own or looking for a homesite in a new neighborhood, we bring the same Five Star Treatment we have offered clients since 2005 — direct attention, clear communication and guidance from the first conversation through final handoff.
What building in New Berlin is like
New Berlin offers a mix of established neighborhoods and more open, spacious settings. Buyers often value its location between Waukesha and Milwaukee, which keeps commutes in either direction manageable, along with the quieter feel of a residential community.
Lots here vary widely, from existing parcels owners have held for years to homesites in planned neighborhoods. A homesite in a community can simplify the early steps, while your own land gives you more freedom in how the home is placed. We help you weigh both options honestly.
5 Fields at Historic Coffee Road
Our upcoming New Berlin community is 5 Fields at Historic Coffee Road. It is planned with 19 homesites, and details on availability and pricing are coming soon. Visit the 5 Fields page to see the general location and sign up to hear about homesites first.
If you are interested in 5 Fields, the best next step is to contact us. We will share information as it becomes available and talk with you about which home models or custom plans could suit a homesite in the community.
How our process works in New Berlin
We begin by learning about your goals, lot, timeline, budget, home style and must-haves. Then we hold a Foundation Meeting to review your vision, lot details and priorities so everyone agrees on next steps.
From there we plan, price and prepare — reviewing site costs, allowances and design details before construction begins. Because New Berlin is close to our Muskego office, it is easy to meet in person to go over plans and selections and to visit the site during construction.
Many New Berlin clients start with one of our home models and personalize the layout and finishes. Others want a fully custom design. Either way, model prices do not include lot or site costs, which we review together for your homesite.
Nearby areas
We also build in neighboring communities such as Muskego, Waukesha, Franklin and Mukwonago, as well as across the wider Southeast Wisconsin region. Call 262-971-1002 or send us a note to talk about your New Berlin home.
Questions New Berlin families often ask
Is it better to wait for a community homesite or build on my own lot? It depends on your timeline and how much flexibility you want. A community homesite gives you a neighborhood setting from day one, while your own lot lets the home be shaped entirely around the property. We are happy to talk through both.
Can I see a model before I decide? Yes. Our home models page shows floor plans, photos and features, and several models offer 3D walkthroughs so you can explore the layout from home before meeting with us.
What should I bring to a first meeting? Bring whatever you have — a lot address, photos of homes you like, a rough budget or a wish list. Nothing needs to be finalized; the first conversation is about understanding what matters to you.
