What Does It Cost to Build a Custom Home in Waukesha County?

By Jewell Homes

"What will it cost?" is usually the first question we hear, and it's a fair one. The honest answer is that it depends on your design, your lot, and the features you choose. That said, you should be able to get a clear starting point and see what pushes the number up or down.

From our office in Muskego, Jewell Homes builds custom homes across Waukesha County and all of Southeastern Wisconsin. Here's how we think about custom home costs, and how to plan a budget you can feel confident about.

Where Pricing Starts

Jewell Homes custom homes start around $275 per square foot. That's a starting point, not a quote. The final price per square foot depends heavily on your design and features. A simple, efficient floor plan with standard finishes will land very differently than a home with complex rooflines, vaulted spaces, and high-end selections throughout.

Price per square foot is a helpful way to frame early conversations, but it doesn't show the whole picture. To understand your real investment, look at every category that goes into building a home.

The Six Parts of a Custom Home Budget

A custom home budget is more than the house itself. These are the categories we walk through with every client:

  1. Lot. The land itself, whether it's a private lot you already own or a homesite you're buying.
  2. Site costs. Excavation, utilities, permits, and preparing the land for construction.
  3. Construction. The core cost of building your home to your design.
  4. Appliances. Kitchen, laundry, and the other appliances you use every day.
  5. Landscaping. Final grading, sod, plantings, and outdoor living spaces.
  6. Optional additions. Upgrades like a whole-home generator, custom built-ins, or smart home technology.

The $275-per-square-foot starting point refers to building the home. Your lot, site work, and some of these other categories are separate, so it's worth thinking about each one from the start.

What Moves the Cost Up or Down

Design and complexity

The shape of your home matters as much as its size. Extra corners, multiple rooflines, tall ceilings, and large spans of glass all add materials and labor. A ranch and a two-story of the same square footage can also price differently, since a ranch needs a larger foundation and roof for the same living space. Starting from one of our model plans and personalizing it is often a good way to balance design freedom with a predictable budget.

Finishes and selections

Cabinetry, countertops, flooring, plumbing fixtures, lighting, and trim are where budgets most often grow. Making selections early, before construction begins, helps you see your number clearly and avoids costly late changes.

Your lot and site work

Two lots with similar prices can need very different amounts of work. Grade, soil conditions, drainage, and utility access all affect site costs. A lot without municipal sewer and water will need a private well and septic system. A sloped lot may be perfect for a walkout lower level but can require more excavation. We review lot details during our Foundation Meeting so there are no surprises.

The lower level

Whether you choose a full basement, a lookout, or a walkout, and whether you finish it now or later, makes a real difference in cost. Finishing the lower level later is a common way to manage your starting budget.

Timing and season

We build through Wisconsin winters regularly, and many of our clients start construction in the colder months. Winter building can cost somewhat more, though. Crews may need to remove frost before excavating, and concrete for the foundation often needs to be heated so it cures properly. It's a manageable trade-off, and we'll talk through it with you if your timeline points to a winter start.

Location Within Southeastern Wisconsin

Where you build affects your lot price, and it can affect site costs, permitting requirements, and utility availability too. Municipal rules and fees vary across communities. We build throughout the region, including:

How to Plan a Budget You Can Trust

A few habits make a big difference:

  • Start with your all-in number. Decide what you're comfortable investing in total, including the lot, site work, and landscaping, not just the house.
  • Prioritize your must-haves. Know which features matter most so you can put your budget where it counts.
  • Understand allowances. Ask what's included and what's an allowance, and how changes are priced.
  • Talk to a lender early. Most custom homes are financed with a construction loan, and lenders will want to see plans, a contract, and a budget.
  • Make selections before you build. Early decisions protect both your budget and your timeline.
