135-Point Quality Inspection
Jewell Homes provides a custom 135-Point Quality Home Inspection
Footing and Foundation
- Check for proper set backs
- 48” frost wall depth at basement including walkouts
- Soil conditions: no organics, uncompacted fill, water or frost, soil, insulated in cold weather
- Drain tiles with bleeders every 8’ o.c.,4” base course of stone under slab
- Protect concrete from freezing during curing stage
- Footing has minimum of 4” on each side of the foundation wall, and minimum 8” depth
- Rebar and other reinforcement installed per engineering on plan
- Anchor bolt placement minimum 6’ on center
- Beams to bear on minimum 8” solid concrete
- Minimum cover of tiles 16” clear stone
- Foundation insulation installed from footing to top of wall, including frost wall under basement walkouts
- 4” clean base stone under concrete slab
- Storm crock lip to be 1” above floor
- Minimum basement floor 3” thick
- Minimum garage floor 4” thick
- Ground to be free of frost
Framing
- All roof clips installed with teko nails
- Cricket or saddle installed for all chimneys
- Double top plate on all bearing members, above studs
- Lower top plate is broken over a stud
- Wall brace plans meet code requirements
- Wall brace installation matches those on the plan
- Headers installed where load bearing
- Headers less than 6’ to be supported on each side by single common stud and 1 shoulder stud
- Headers greater than 6’ to be supported on each end by single common stud and 2 shoulder studs
- Bottom plate anchored in garage and whole foundation
- Treated wood required when resting on or embedded in earth
- Any sills or rim joists resting on concrete or masonry to be treated
- Siding or sheathing in contact with concrete or masonry to be treated
- Re-inforceany stud if more than 1/3rd depth bored or cut out
- Fireblocking at soffits, dropped ceilings, openings around wires, cables, vents, pipes, ducts, chimneys etc., concealed spaces, connections between concealed vertical or horizontal spaces
- ¾ hour fire resistive construction between garage and living space
- Garage entry door, minimum 20 minute fire resistant rating
- All stairways to have minimum 36” width
- Minimum 6’4” headroom measured from stair nosing to ceiling or soffit
- Maximum 8” riser and 9” tread
- Winders in a series must be 7” tread 12” in from pivot point
- Handrail between30-38” above tread nosing
- Handrails installed on all stair flights more than 3 risers
- Landings to be level at top and base of every set of risers. Landing minimum as wide and 3’ in direction of travel
Brick Veneer Walls
- Brick ledge or base flashing provided
- Provide 1” air space behind brick
- Provide weepholes at max intervals of 2’
- All lintels to be properly sized
I-Joists
- Properly sized per plan
- No cutting of flanges or other damage
- Proper cutting of webs – no holes at bearing points
- Ranch – ¾” plywood sheathing
- Carrying 2 stories:I-blocking or continuous 2xrim board
- Solid blocking installed under point column loads
- Proper nails and nailing
- Top mounted hangers oni-joystmay require backer block
- Parallel chord floor trusses
- No modifications or damage
- Bottom bearing trusses are not flipped top for bottom
- Top bearing trusses bearing within 1” of last web
- Strongback installed 10’ o.c. and tied to end walls
- No cantilevers unless engineered
- Beams are properly sized
- No notching or boring of beams
- Proper beam nailers equal to beam width
- Adjoining ends of beams fastened together at columns
Insulation
- Envelope, ceiling, walls, floors, foundation insulated to match the ResCheck/RemRate heat loss program
- Thermal Resistance Identification shown on insulation greater than 12 inches wide
- Blown attic insulation: ID tag per 300 sq ft. Text facing attic access
- Check sealing behind studs at wall corners and intersections
- Check sealing at attic kneewalls
- Check sealing at gable ends and bay windows
- Caulk/spray foam the following
- Recessed light fixtures
- Between window/door jambs and framing
- Penetrations of utility services through walls, floor and roof assemblys, and top and bottom plate
- Around fan housings
- Around exterior outlets and switches
- Sealed around kitchen hood vent
- Sill sealer at foundation
- All touching studs caulked
- Bottom plate caulked to floor
HVAC
- No B vents or chimneys, except for direct vent fireplace.
- Fireplace roof termination – 3’ above roof.
- Minimum 1 return air opening per floor
- Proper notching and boring of joysts, maximum 1/6 of depth, not in mid-1/3 span
- Proper notching of studs, maximum 1/3 depth or reinforce
- Minimum 30 gauge for concealed ducts
- All ducts supported10’-12’ c.
- All duct joints securely fastened
- Kitchen hood ducts to be metallic
- Gas pipe entrance nipple protected- galvanized, epoxy coated, taped or sleeved
- Insulation shield around vents in attic
- All bath fans hard piped to exterior using 4” hard pipe. Maximum or 18” flex pipe if needed
- Gas pipe hangars: ½”- 6’ o.c.,¾” and 1”- 8’ o.c
- Shut off dampers on accessible runs
- Gas piping has shut off within 6’ of appliance
- Dedicated circuit for furnace/ac
- 6” minimum clearance between single wall connector and combustibles
- All vents under positive pressure to be tightly sealed
- Perform duct testing if ducts in unconditioned space
- PVC vent supported 3’ o.c.
- PVC vent sloped ¼” per foot to furnace
- Maximum vent length per manufacturer specifications
- Termination
- 3’ from gas meter or regulator
- 1’ above grade
- Away from AC and electrical equipment
- Power vent 4’ from openings
- Sealed combustion units minimum 9” from windows
- Water heater and furnace manuals left on site
- Twenty four inches clearance in front of portions needing servicing
Siding and Trim
- All factory ends abut, cut ends terminate at trim and caulked in
- Lower ends of siding nailed on ends to preventski-tipping
- All cut ends touched up
- Siding caulked minimum ¼” bead to corner and trim boards
- Soffits and fascia wrapped. All cuts around lights and outlets inspected
- Outer edges of trim squared and leveled around windows
- All face nails painted over
- Ground breaker installed over foundation insulation, exterior corners on insulation
Final Interior Aesthetics
- Doors over carpeted areas cut down
- All joints glued and nailed together
- Shoe installed over all hard surface floors
- Nail holes all filled before final lacquer applied
- All faucets and fixtures properly installed and functional
- Floor thresholds installed properly
- Cabinet doors and drawers functional
- Countertops properly installed and secured to cabinets and walls
- All windows inspected and adjusted
- Hardware installed properly
- All exterior doors checked
- Door locks tested,keys tested
- Blower door test 3rd party performed
- Drywall repair done,check for drywall pops and cracks
